If you let a property with a gas boiler or other gas appliances, you are legally required to have them inspected annually by a Gas Safe registered engineer and to hold a valid gas safety certificate — commonly known as a CP12. This is not optional, and the consequences of non-compliance are serious.

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
Arrange an annual gas safety check of all gas appliances and flues in the property, carried out by a Gas Safe registered engineer.
Keep a record of each safety check for at least two years.
Provide a copy of the safety check record to existing tenants within 28 days of the check.
Provide a copy to new tenants before they move in.
Fines of up to £6,000 per offence. In serious cases — criminal prosecution. There have been cases of landlords receiving custodial sentences following CO incidents in properties without valid gas safety certificates.
