Landlord Gas Safety Certificates in Kent

The Legal Obligation

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:

Arrange an annual gas safety check of all gas appliances and flues in the property, carried out by a Gas Safe registered engineer.

Keep a record of each safety check for at least two years.

Provide a copy of the safety check record to existing tenants within 28 days of the check.

Provide a copy to new tenants before they move in.

Penalties for Non-Compliance

Fines of up to £6,000 per offence. In serious cases — criminal prosecution. There have been cases of landlords receiving custodial sentences following CO incidents in properties without valid gas safety certificates.

What the Inspection Covers

Full safety and operational checks, combustion analysis, flue inspection
Gas cooker / hob
Burner operation, flame safety, isolation valve (if present)
Gas fire
Burner condition, flue and ventilation, safety controls (if present)

Visible pipework checked for condition and any evidence of leaks
Emergency controls
Correct location and operation of meter isolation valve
